304 Properties accepts payment via the following methods: Electronic payment through our resident platform AppFolio.com, check, money order, or cashier’s check. At the start of the lease, rent is due on the first day of the lease. If that date is in the middle of the month, we prorate depending upon the circumstance. For each subsequent month, rent is due on the first of the month. Any proration that applies is specified in your lease agreement.
What is included in the rent varies from property to property. We do include utilities for some of our properties. Please contact our team to further discuss this item for the property you are most interested in.
Cats are permitted in all properties. A $300 pet fee is due at the beginning of the lease agreement in exchange for allowing the pet to live within the dwelling. We consider dogs on a case-by-case basis depending upon the property, animal size, animal age, and other factors. If we do permit your dog, a $500 pet fee is due at the beginning of the lease agreement. Our tenants are responsible for any damage their pet causes to the dwelling.
